Rules and Regulations

Contestants must submit their pictures between May 1st at 12:01am EST and May 31st at 11:59pm EST. Voting will take place June 1^st through June 18^th on Facebook.

To enter the contest, submit your photos via the Best Dressed Nest App on the Red Oak Properties Facebook page and complete the online submission form.

OFFICIAL RULES:

NO PURCHASE NECESSARY TO ENTER OR WIN. MAKING A PURCHASE WILL NOT INCREASE YOUR CHANCE OF WINNING. VOID WHERE PROHIBITED.

THE FOLLOWING CONTEST IS INTENDED FOR PLAY IN NEW HAMPSHIRE ONLY AND SHALL ONLY BE CONSTRUED AND EVALUATED ACCORDING TO NEW HAMPSHIRE LAW.
DO NOT ENTER THIS CONTEST IF YOU DO NOT RENT AN APARTMENT FROM RED OAK APARTMENT HOMES, INC. HOWEVER, THOSE VOTING FOR THE WINNER VIA FACEBOOK NEED NOT BE A RED OAK RESIDENT OR NEW HAMPSHIRE RESIDENT.

Entry into this Contest constitutes your acceptance of these Official Rules.

DATES:  This Contest entry period begins 5/1/2012 at 12:01am EST and ends 5/31/2012 at 11:59pm EST (“Contest Entry Period”). The Contest voting period begins 5/1/2012 at 12:01am EST and ends 6/22/2012 at 11:59 PM EST (“Contest Voting Period”).
WHO MAY ENTER: Open to all residents of Red Oak Apartment Homes, Inc., including but not limited to residents of the Opera Block, St. George, Eagle’s Landing, Village on Second Street, East Side Village, Downtown Studios, Woodland Commons, Landmark Apartments, Highland Estates, Woodland Heights, Laurel Hill, Homestead Apartments, and Timberlake Apartments. Must be 18 years old or over to enter.

HOW TO ENTER:  To enter for a chance to win, submit by via Facebook 2-5 pictures of the “best dressed” room in your apartment home. At least one picture submitted must include no people, and at least one picture must include the current resident of the apartment. You must provide your full name, address, email address, and phone number in the entry form to be eligible to enter.

Only one room may be submitted per Red Oak address. Photographs must be received via Facebook by 11:59pm EST on May 31^st, 2012. Red Oak Apartment Homes, Inc. will contact the winner by June 30^th, 2012 via email and/or telephone number provided by the entrant.

Any automated computer receipt (such as one confirming delivery of email) does not constitute proof of actual receipt by Sponsor for purposes of these Official Rules. Internet entries will be deemed made by the authorized account holder of the email address at the time the entry is submitted. The authorized account holder is the natural person who is assigned to the email address by an Internet Service Provider or other organization that is responsible for assigning email address or the domain names associated with email addresses. The potential winner may be required to provide Red Oak with proof that he/she is the authorized account holder of the email address associated with the winning entry and that he/she is a resident at the Red Oak apartment associated with the winning entry. Limit one entry per Red Oak address and user. Although subsequent attempts to enter may be received, only the first entry received from a particular individual email account or Red Oak address will be eligible; subsequent attempts to enter will be disqualified. The submission of an entry is solely the responsibility of the entrant. Entries may only be made according to the method described above. Automated entries (including but not limited to entries submitted using any robot, script, macro, or other automated service), are not permitted and will be disqualified. Only eligible entries actually received by Red Oak Apartment Homes, Inc. before the end of the specified entry period will be included in the prize drawing. Illegible, unintelligible, incomplete, or garbled entries will be disqualified.

HOW TO WIN: It is the responsibility of entrant to maintain the email account used to enter Contest in good working order. All winners must meet the eligibility requirements set forth in these rules, and sign an affidavit of eligibility, and liability and publicity release, where permitted by law, in order to qualify for the prize. Limit one prize per Red Oak apartment. Note: You are not winner of any prize until you have been verified as a winner by Red Oak Apartment Homes, Inc. Decisions of voters and judges are final in all matters relating to this Contest.

Users of Facebook will be allowed to vote for submissions by becoming a “Fan” of Red Oak Properties’ Facebook page (accessible at http://www.facebook.com/redoaklife) and voting for their favorite apartment home using the “Best Dressed Nest” voting app. The winner will be judged by Red Oak Apartment Homes, Inc.

ODDS OF WINNING: The odds of winning depend upon the number of eligible entries received.

PRIZES:  Winners are determined by Facebook voters and a panel of judges. The first prize winner will receive a $500 Visa Gift Card or equivalent, the second prize winner will receive a $300 Visa Gift Card or equivalent, and the third prize winner will receive a $200 Visa Gift Card or equivalent.

Prizes do not include insurance, personal expenses, incidental charges, gratuities, or any other items not specifically described in these Official Rules. All applicable taxes and usage charges on prizes are the sole responsibility of the winner. If required by law, Sponsor or its agents shall require payment from winner of taxes to be remitted to the appropriate taxing authorizes. Sponsor expressly disclaims any responsibility or liability for injury or loss to any person or property relating to the delivery and/or subsequent use of prized awarded.

CLAIMING PRIZE:  Sponsors will award all properly claimed prizes. As a condition of winning the prize, winners must complete, sign and return an affidavit or eligibility and liability and publicity release, where permitted by law, and any other applicable forms required by a taxing authority, within two days of receipt of written prize notification or prize will be forfeited and an alternate winner selected. If an y correspondence of the Sponsor or any prize is returned as undeliverable, the corresponding prize will be forfeited and will be awarded to an alternate winner. Should a winner make any false statement(s) in any document referenced above, the winner will be required to promptly return to sponsor his/her prize. Any unclaimed prizes will be awarded in a random drawing to be held as necessary. By accepting prize, entrants consent to Sponsor’s use of their name, photograph and/or likeness, address, voice, and statements made by or attributed to them, in perpetuity, in and all media now known or hereafter developed (including, without limitation, print, broadcast, and internet), for all legitimate business purposes included advertising and promotional activities without additional compensation, unless prohibited by law. Upon delivery to the winner’s address, Sponsor will be deemed to have awarded the prize to the winner with winner assuming full responsibility for the prize.

MISCELLANEOUS CONDITIONS: All entries become the property of Sponsor and will not be returned. By participating entrants agree to abide by and be bound by these Official Rules and the decisions of the judges, which shall be final and binding with respect to all issues relating to this Contest. It is your responsibility to ensure that you have complied with all of the conditions contained in the Official Rules. Sponsor is not responsible for any lost, late, misdirected, stolen, illegible, incomplete entries, or for any computer, online, telephone or technical malfunctions that may occur. Red Oak is not responsible for any incorrect or inaccurate information, whether caused by website users, any of the equipment or programming associated with or utilized in the Contest, or any technical or human error which may occur in the processing of submissions in the Contest. Red Oak assumes no responsibility for any error, omission, interruption, deletion, defect, delay in operation or transmission, communications line failure, theft or destruction or unauthorized access to, or alteration of, entries. Red Oak is not responsible for any problems, failures or technical malfunction of any telephone network or lines, computer online systems, servers, providers, computer equipment, software, email, players or browsers, on account of technical problems or traffic congestion on the internet, at any website, or on account of any combination of the foregoing. Red Oak is not responsible for any injury or damage to participants or to any computer related to or resulting from participating or downloading materials in this Contest. If, for any reason, the Contest is not capable of running as planned, including infection by computer virus, bugs, tampering, unauthorized intervention, fraud, technical failures, or any other causes beyond the control  of Red Oak which corrupt or affect the administration, security, fairness, integrity, or proper conduct of this Contest, Red oak reserves the right at its sole discretion to cancel, terminate, modify or suspend the Contest and select winners from among all eligible entries received prior to the cancellation. Persons found tampering with or abusing any aspect of this Contest, or whom Red oak believes to be causing malfunction, error, disruption or damage will be disqualified. CAUTION:  ANY ATTEMPT BY AN ENTRANT OR ANY OTHER INDIVIDUAL TO DELIBERATELY DAMAGE ANY WEBSITE OR UNDERMINE THE LEGITIMATE OPERATION OF THE CONTEST MAY BE A VIOLATION OF CRIMINAL AND CIVIL LAWS. SHOULD SUCH AN ATTEMPT BE MADE, SPONSOR RESERVES THE RIGH TO SEEK DAMAGES FROM ANY SUCH PERSON TO THE FULLEST EXTENT PERMITTED BY LAW. Red Oak reserves the right o correct any typographical, printing, computer programming or operator errors.

By participating in this Contest, entrants agree to release and hold harmless Red Oak and each of their respective affiliates, subsidiaries, officers, directors, representatives, agents and employees from any and all liability whatsoever for any injuries, losses or damages of any kind arising from or in connection with, either directly or indirectly, 1) the awarding, acceptance, receipt, possession, use and/or misuse of any prize awarded herein; or 2) participation in the Contest or any prize related activities, including but not limited to traveling to or from any prize related activity.
