LOCATION

The Opera Block is centrally located in the heart of downtown Manchester and the downtown renaissance currently underway. The Opera Block is within one block of the Hampshire Plaza Mall, the Verizon Office Building, New Hampshire's tallest building, the recently renovated Bond, Chase and Dunlap buildings, and within three blocks of the new Verizon Center Arena. The Opera Block is within walking distance of the major downtown high-rise office buildings and many of the new restaurants that have recently opened in downtown Manchester. The building is also within walking distance of parks, the theater, and all services. Highways are very accessible, with the Opera Block located one mile from route I-293 and two miles from Exit 6 off of Route I-93.

LUXURY APARTMENTS

The Luxury Apartments located at the Opera Block consist of Studios/1 Bedroom/2 Bedroom units. They are located on the 2nd thru the 4th floors of the building. Each apartment at the Opera Block varies in design. Some may include fireplaces, exposed brick walls, skylight, 1 ½ baths, 2 floors units, loft open plans, dishwasher, historic ceilings, dens, walk-in closets, washer & dryer in some apartments and so much more. Closet Space Some units feature his and hers closets with bi-fold doors, extra large closets with regular doors, and other units have pantries. Elevators There are two hydraulic elevators on the property, one exclusively for the residential tenants and one for the office space. Laundry Coin-operated laundry facilities are located on the 2nd and 3rd floor of the residential section with two washers and dryers in each laundry room. Hot Water Individual hot water heaters in the units. Heat/Central Air conditioning, electric heat pump system, tenants pay. Note: There are two boilers (gas), one for the commercial space and one for the apartments. Loop systems provide heated water to the heat pumps. The cooling towers are located on the roof.

	•	A $250,000 mechanical up grade was done in 2005 which included a high efficiency boiler and roof top cooling tower.
	•	The loop system provides heated/cooling water to the heat pumps and with the higher efficiency boiler reduces the cost of electricity for residents.
